How long have you been working in real estate? Twenty-one years ago, Eric obtained his real estate license and earned his agent wings working in a couple bigger firms before opening his own office in 2012. That year, Barb joined All Points Realty as Eric's office assistant and in 2016 she received her license to sell and they have been working as a team every since.
Do you primarily work with buyers or sellers? We work with both.
What’s your specialty? Being in the industry for so long has given us the opportunity to find what works best for us and our clients. We have a gift with working with investment properties such as apartment buildings and estate sales. Selling a tenant occupied property is not for everyone, so our skill and personal experience has given us the opportunity to interact with tenants and it feels very natural for us since we are landlords ourselves. We also have a special interest in rehab properties and new construction. Knowing the construction process and mechanics of a house is really important when guiding a client through selling or buying, Having experience in the costs associated with building or remodeling is a valuable skill.
What does your commission fee include and who pays it? Our fee includes our time and reimbursement for expenses that occurred during the premarketing and marketing of the seller's property. In most instances, the seller pays the commission and we share it with the cooperating broker (buyer's agent). Regardless if we close in 1 day or a year, our fee doesn't change and we don't get paid until closing day. We have upfront costs that we pay for such as signpost rental and professional products that assist in the advertising of your property. We use a professional photographer skilled in aerial and drone photography as well as a Matterport 3D Virtual Tour program. You'll not only get two full time agents, but you'll have a connection to local painters, carpenters, plumbers, electricians, clean out services, surveyors, house cleaners, landscapers, inspectors, attorneys and title offices that we can personally vouch for.
Are you able to help sellers who live out of State? Since 2020, most real estate agents, lenders, mortgage officers and closing officers have adopted ways to conduct real estate transactions with planning ahead and making the necessary arrangements.
How will you market my home? We have a plethora of online resources including but not limited to the Maine Listing Service, social media platforms like Facebook and Twitter, google business ads, craigslist, as will as targeting mail campaigns. Open houses or group showings have been very helpful in showcasing a property to multiple buyers in one day or over the weekend, as long as we adhere to the CDC guidelines.
Can you put me in contact with some references? We have included our client reviews on our website and Google for convenience but we would be happy to provide some references.
What areas do you cover? Mostly Sagadahoc, Androscoggin and Cumberland Counties but have sold properties in Kennebec, Lincoln and Piscataquis and Penobscot Counties.
